      This Indenture made this 14th day of June in the year of
      our Lord one thousand eight hundred and forty five between Sarah Devin of the
      County of Pittsylvania and State of Virginia of the one part and Benjamin
      Fowler of the county and state aforesaid of the other part Witnesseth that the
      said Sarah Devin for and in consideration of the sum of one hundred and
      nineteen dollars of lawful money of Virginia to her in hand paid by the
      said Benjamin Fowler at and before the ensealing and delivery of these pres
      ents, the receipt whereof is hereby acknowledged have bargained and sold,
      and by these presents doth bargain and sell unto the said Benjamin
      Fowler his heirs and assigns a certain tract or parcel of land lying and
      being in the county of Pittsylvania on both sides of Banister River contain
      ing thirty four acres be the same more or less and bounded as followeth
      To wit, Beginning at an old corner stump in James B Gatewoods line,
      thence a new line N 73° W 92 poles to a new corner pointers in James
      Oakes line. Thence with said line, N 52 poles to a new corner red oak in
      said Fowlers line Thence with said line S 55° E 43 poles to a poplar on
      Banister River. Thence up said River as it meanders 104 poles to a beach,
      Thence with Gatewoods line S 42 poles to a stone corner. S 64° W 32 poles
      to the beginning which tract or parcel of Land is a part of the original
      tract or parcel of land bequeathed to the said Sarah Devin by her father
      William Divin Decd which said tract was lately divided by an order of the
      County Court of Pittsylvania. (for a more full discription of said ^tract of^ land,
      reference may be had to the last will and testament of said William
      Devin Decd which will was duly recorded in the Clerks office of Pitts=
      ylvania County.) Together with all and singular the lands, Tenements, ways,
      waters, water courses, priviledges, profits, commodities, advantages, emoluments,
      hereditaments, and appurtenances whatsoever to the said land belonging
      or appertaining, or with the same used and enjoyed, or accepted, re=
      puted Taken or known as part parcel or member thereof and the revis=
      ion and revisions, remainder and remainders, yearly and other
      rents, issues and profits thereof, and of every part and parcel.
      To have and to hold the said tract or parcel of land with the tenements,

      hereditaments, and all and singular other the premises herein before
      mentioned, or intended to be bargained and sold, and every part and
      parcel thereof with every of her rights members and appurtenances
      unto the said Benjamin Fowler his heirs and assigns forever and
      the said Sarah Devin for herself her heirs the said tract or parcel
      of land with all and singular the premises and appurtainances before
      mentioned unto the said Benjamin Fowler his heirs and assigns
      free from the claim or claims of the said Sarah Devin her heirs
      and of all and every person or persons whatsoever shall will and
      do warrent and forever defend by these presents. In Testimony whereof
      the said Sarah Devin have hereunto set her hand and affixed her
      seal the day and year first above written.

      June 1845. This Deed was proven by three subscribing Witnesses to be
      the act and deed of Sarah Devin and admitted to record

      • 14.June.1845; deed dated 14.June.1845 for 34 acres from Sarah Diven to Benjamin Fowler. The tract of land is from the half of the land Sarah Devin received in the will (Pittsylvania County Virginia Deed and Will Book 11 pages 243-244) of her father, William Devin, Sr., that she was entitled to sell if she had no lawful heirs. The deed specifically mentions that the tract is part of the land bequieved to Sarah in her father's will. This deed helps to establish where William Devin, Sr. lived when he died, because it helps to define the land where Sarah was living. Another part of the half was deeded to James Oakes in Deed Book 49: 275-276.

        Deed dated 14.June.1845 from Sarah Devin to Benjamin Fowler for a 34 acre tract of land on both sides of the Banister River in Pittsylvania County Virginia from part of the land bequieved to Sarah in her father's will. He paid 119 dollars “Lawful Money of Virginia.”
